Castle Moat, Sapcote
- Sale Type: Unconditional
- Build Status: Built and Sold
- Planning reference: 19/1434/FUL
- We purchased an existing property sitting on the former Moat to Sapcote castle and subsequently gained planning permission to build three large bungalows ranging from 1600 Sq.Ft to 2100 Sq.Ft in the grounds, despite the presence of significant archaeology and a blanket Tree Preservation Order on the entire plot. This was an planning application where our expert ecologist CBE Consulting and highly well-known planning consultant Prangley Planning was critical to the success of the project. The bungalows featured 4.5m vaulted ceilings with multiple velux windows, large open plan areas of 10m minimum and garden views of a historic bank that archers used to fire into when the nearby castle was still around! We built all three bungalows which we subsequently sold for £475,000 and above.
Measham Road, Ashby de la Zouch
- Sale Type: Conditional, subject-to-planning
- Build Status: Built and Sold
- Planning reference: 17/01058/FUL
- One of our earlier projects. We purchased a single large building plot subject-to-planning, gained planning permission despite the property being outside the settlement limits, and subsequently built this 5000 Sq Ft detached house which we then sold for £1.4million. The plot featured a west-facing garden, 2.6m ceiling heights, double-height ceilings, lots of glazing and was a little quirky, with a traditional front to appease planners and more modern rear-elevation with views of the 3rd green of Willesley golf course. A beautiful plot!
Springfield Farm, Oakthorpe
- Sale Type: Conditional, Subject to Planning
- Build Status: Built and Sold
- Planning reference: 20/01392/FUL
- We purchased an existing farmhouse and adjacent paddock subject to planning and gained planning permission to build 3 bungalows and one house despite complications due to potential coal-mining land and the former Ashby canal route. The plots featured South East and South facing gardens backing onto to open poppy fields, 4m vaulted ceilings in the bungalows and an abundance of natural light. We subsequently built and sold the properties.
Station Road, Bagworth
- Sale Type: Unconditional
- Build Status: Land Sold to Developer
- Planning reference: 21/01456/FUL
- We purchased an existing house sitting in over an acre of land, retained the existing house and gained planning permission to build 9 dwellings (6 bungalows and 3 houses). We decided to sell the land to a developer rather than build ourselves. The majority of plots benefited from south-facing gardens, with 5 bungalows benefitting from open field views to the rear. The bungalows that we designed benefited from 4.5m vaulted ceilings and expansive glazing, and the three houses the the front of the plot featured elevational stone work and family-orientated layouts.
The Elms, Warton
- Sale Type: Conditional, Subject to Planning
- Build Status: Currently Building
- Planning reference: PAP/2020/0410
- We purchased a former farmyard of over an acre and gained planning permission to build 9 dwellings of various sizes.. The development site consist of three detached traditional dwellings with six further modern barn-style dwellings encircling a large courtyard. This has been really exciting to build as it is so different to a standard design brief. Six of the nine dwellings have South or south-west facing gardens, with uninterrupted countryside views on three of the four sides of the development. We are due to finish construction and market the properties in 2023.
