Development
We Build
We build out the majority of our development land purchases.
Superior Design
This increases the need for excellent design and attractive development when navigating the planning process.
Maximising Value
Superior design maximises the land value and therefore maximises what we are able to pay to the landowner.
How do we build a superior product?
You will notice that many housebuilders claim a superior product in their marketing without being able to specify why. Please see below for a breakdown of what we like to focus upon
Natural light and garden aspect
- We focus on absolutely maximizing natural light.
- We do this by specifically buying land where the majority of our plots are able to have have south or west-facing gardens.
- Our recent developments in Bagworth and Warton are testament to this and you can find the site layouts on the “Recent Developments” page.
- We will purposely orientate individual plots to best take-advantage of the above and are always happy to pay a premium for ideally-orientated plots.
- Inside the dwellings we will always maximise ceiling heights, avoiding industry-standard ceiling heights when permitted.
- We maximize the amount of light entering rooms by fitting a much larger glazed area than standard. See our recent Measham Road development as an example.
- Where north-facing gardens are unavoidable, we will often add features like vaulted ceilings, Velux windows and double height ceilings to absolutely maximize internal light and take advantage of the sun positions at different times of the day. See our recent Oak Thorpe development as an example of vaulted ceilings and Velux windows.
Exterior design and specification
- We always use non-standard brick types, opting for bespoke weathered multi-bricks and distinct color variations when permitted. Have a look at our recent Warton development of 9 luxury countryside dwellings to give you an idea of the quality of brick that we use.
- We use natural stone and wet-cast stone rather than dry-cast stone which damages easily and is used by all the big house-builders.
- We often incorporate non-standard cill design and add front elevational details that move us away from the larger house-builders.
- We build rear elevations that have significantly more glass as well as much larger, extra-high bifolds (often 2.4m high rather than 2.1m as standard).
- We will often add semi-mature tree species to new-build plots, add mixed planted species of various sizes and semi-mature hedgerows to ensure that the front and rear garden spaces don’t feel too formulaic and limited.
- We will typically use Rockdoor solid doors and front-door glazing rather than standard front doors.
Interior Design and specification
- We always opt for classic modern design as opposed to “trendy” design.
- We design neutral interiors with pockets of interest or design features, enabling the new home-owner to add their own style without having to make major interior design overhauls.
- We typically install internal specification that exceeds the standard housebuilders, examples are:
- Groundfloor and bathroom underfloor heating
- Smart heating controls
- USB charging sockets
- EV car chargers
- High-spec flooring choices such as Karndean or Moduleo luxury vinyl flooring or high-grade rectified porcelain floor tiles
- Gaddesby Kitchens, 900mm induction hobs with internal venting
- Feature living-room stud walls with in-wall flush British Fires electric fires up to 2.4m
- Media-panels located above in-wall fires or bedroom cabinetry
- Double-height ceilings with hanging chandeliers
- 4.5m vaulted ceilings
- Roca/Porcelanosa sanitaryware
- superior ceiling lighting with flush large lanterns
- extra-large double velux windows in roof spaces, etc
